These Terms apply to all ExitMaid bookings. By placing a booking you agree to the Terms below.
1) Service Overview
ExitMaid provides fixed-rate vacate cleaning services for residential rental properties in Melbourne. Services follow our standard checklist (below), with optional carpet steam cleaning and an optional heavy stain & odour treatment available for carpeted homes.
2) Booking & Payments
- Bookings can be made via our website or by request form.
- Payment details are taken upfront to confirm your booking (authorisation first; capture after service unless otherwise noted).
- We accept major credit/debit cards and approved alternatives; prices include GST unless otherwise stated.
3) Cancellations & Rescheduling
- Cancellations with more than 48 hours’ notice are eligible for a full refund.
- Cancellations under 48 hours may incur a $50 cancellation fee.
- Rescheduling is free if requested 24+ hours in advance (subject to availability).
4) Access & Utilities
- Clients are responsible for ensuring the property is accessible at the scheduled time.
- Water and electricity must be connected on the day of service.
- Property must be vacant unless otherwise agreed.
5) Standard Inclusions
Our standard vacate clean includes the following areas and tasks:
- Kitchen: benches, splashbacks, sink, cupboards (inside & out), stovetop, rangehood exterior, oven interior
- Bathrooms & toilets: descale, detail, disinfect
- Bedrooms & living: built-ins, shelves, skirting boards
- Internal windows & sills; sliding door & window tracks
- Light dust of blinds & fans; exhausts (light dust)
- Vacuum & mop all floors; remove final rubbish
Notes: Our Premium Clean covers heavier detail such as deep/soiled blinds and grease build-up. The only items outside both Standard and Premium scope are exterior windows and mould treatment, which must be booked separately.
6) Bond Guarantee
Our Bond-Back Guarantee applies to both Standard and Premium cleans, provided access and utilities are available and the property falls within normal residential condition. For homes with carpet, the guarantee excludes carpet-related items unless professional Carpet Steam Cleaning is included in the booking. Without steam cleaning, agent feedback concerning carpet stains, odours, traffic marks or hygiene falls outside the guarantee.
Proof of cleaning is provided via a checklist and photo walkthrough/PDF report. The guarantee excludes deductions unrelated to cleaning (e.g., damage, maintenance, rent arrears).
7) Carpets, Stains & Odours
- Carpet steam cleaning (hot-water extraction) is recommended for carpeted homes and is required for carpet items to be covered by the Bond-Back Guarantee.
- Heavy Stain & Odour Treatment is an optional upgrade for stubborn issues (e.g., pet urine, food dyes, old spills). It improves outcomes but cannot guarantee removal of permanent staining or odours.
- ⚠️ Certain stains/odours can be permanent (e.g., bleach, rust, dye transfer, long-set urine, fibre damage). In such cases we will clean to best achievable results.
8) Liability & Limitations
- ⚠️ ExitMaid is not liable for pre-existing damage, fair wear and tear, or issues outside our scope (plumbing, electrical, repairs).
- ⚠️ If our team cannot access the property due to client error, a call-out fee of $75 may apply.
- ⚠️ We do not guarantee removal of permanent stains, odours or damage.
9) Complaints & Re-Cleans
We offer one complimentary re-clean within 72 hours of service completion if a real estate agent or property manager raises a valid issue aligned with our checklist. Requests must include photographic evidence and access details.
