A scope-led property management service

Rectification Cleaning is not another Vacate Clean.

The property has already been vacated and inspected. The cleaning deficiencies have already been identified. Our role is to work from the agent or property manager's rectification list, inspection report or existing cleaning scope and complete the approved cleaning items.

We clean the rectification list — not the entire property.

Where the service fits

Three different cleaning pathways. Three different purposes.

Vacate Cleaning

A full end-of-lease cleaning service completed before final inspection to prepare the property for handover.

ExitMaid Bond Back Guarantee Rectification

A return visit following an eligible ExitMaid Vacate Clean where an in-scope cleaning concern is raised within the terms of our guarantee.

Agent Rectification Cleaning

A separately quoted service where the agent supplies the cleaning rectification items identified during final inspection, regardless of who completed the original clean.

Property inspection and cleaning documentation used for rectification cleaning

The scope comes first

Send us what the final inspection identified.

Rectification Cleaning begins with an existing set of cleaning requirements. Agents and property managers can submit the documentation they already have, allowing us to quote against the identified items rather than reassessing the property as a new full-service clean.

  • Final inspection cleaning rectification list.
  • Property manager or agent itemised cleaning scope.
  • Inspection report identifying cleaning-related concerns.
  • Supporting photographs where available.
  • Other existing property documentation that clearly defines the required cleaning work.

Cleaning items only

The service follows the inspection findings.

There is no standard Rectification Cleaning checklist because every job is defined by the cleaning concerns recorded during final inspection. The examples below simply illustrate the types of cleaning items that may appear on a supplied scope.

Internal cleaning items may include

  • Oven, stovetop or rangehood cleaning items.
  • Cupboards, drawers or internal cabinetry missed during the original clean.
  • Bathroom, shower screen, vanity or toilet cleaning concerns.
  • Internal windows, tracks, sills or presentation glass.
  • Skirting boards, doors, frames, switches or visible spot marks.
  • Vacuuming, hard-floor cleaning or other identified finishing items.

Specialist cleaning may include

  • Carpet steam cleaning where specifically identified.
  • Stain-treatment items where suitable for professional cleaning.
  • Other cleaning services included in the supplied rectification scope.
  • Supporting post-clean photography where agreed.
  • Clear completion notes where property condition affects the result.

How Rectification Cleaning works

A clear scope-to-completion workflow.

1
Final Inspection

The agent or property manager identifies the cleaning items requiring rectification.

2
Submit Scope

Upload the rectification list, inspection report, photographs or existing cleaning scope.

3
Quote & Approve

ExitMaid reviews the supplied cleaning scope and confirms the quoted work before attendance.

4
Rectify & Document

Our team completes the approved cleaning items and provides applicable completion documentation.

Clear property records

Useful documentation for the agency file.

Rectification work often sits within a larger property-management handover process. Where agreed, we can provide clear completion evidence to help the agency record what was requested and what was completed.

Approved rectification scope / quotation record.
Tax invoice for completed cleaning work.
Post-clean photographs where included or requested.
Notes regarding cleaning limitations or permanent property-condition issues where relevant.

Already have the rectification list?

Send us the existing scope and we'll quote the identified cleaning items.

Our Agent Scope Request pathway allows you to provide the property details, existing cleaning scope and supporting documentation for review.

Rectification Cleaning FAQs

Questions from agents and property managers.

Is Rectification Cleaning a full end-of-lease clean?

No. Rectification Cleaning is completed strictly against the cleaning items identified in the scope supplied by the agent or property manager. It is not a general re-clean or repeat Vacate Clean.

Does ExitMaid decide what needs to be rectified?

No. The required cleaning scope is supplied by the agent or property manager based on the final property inspection. ExitMaid quotes and completes the approved cleaning items.

Does the original Vacate Clean need to have been completed by ExitMaid?

No. Agent Rectification Cleaning can be requested regardless of who completed the original cleaning. Where the original service was an ExitMaid Vacate Clean, eligible concerns may instead fall under the terms of our Bond Back Guarantee.

Can I upload the final inspection report or rectification list?

Yes. Use the Agent Scope Request pathway to submit the existing cleaning scope and supporting documentation for review and quotation.

Can the service be used where cleaning costs form part of a tenancy or bond process?

ExitMaid can provide the quoted cleaning service, invoicing and agreed completion documentation. Any determination about renter liability, bond deductions or recovery of cleaning costs remains outside ExitMaid's cleaning service.
